The Liberty Board of REALTORS. New Jersey.

Elizabeth Mason-2nd Ward

Dear Joe,

Sorry for the delay, I also attended a Rotary Meeting today.

Thank you for reaching out to me with your survey. I agree with you that while our rent control ordinance is being addressed there is still more work to be done.

Many members of Hoboken's government were content to let the rent control ordinance remain as it was because they did not want to address this controversial topic. Never one to shy away from a challenge I felt compelled to address this issue which was unfair to both property owners and renters. Please rest assure I will continue to address this issue in my next term as City Councilwoman.

Permanently decontrol owner occupied units upon vacancy in one-four family dwellings:

If the recent changes that were made do not stop the increasing loss of rent controlled apartments we will have to revisit this area, because ultimately it will have a negative impact for tenants as well as small home owners. Balancing the concerns of tenants and landlords, while supporting a healthy and robust rental market has always been my goal.

Eliminating property owner notification and appearances for rent leveling calculations and convening hearings only after a preliminary finding of a rent overcharge:

I certainly agree that currently there is too much paper work for tenants and landlords. We must make it easier to address cases involving rent overcharges. Tenants and landlords need results not stacks of paper work and a drawn out bureaucratic process. It is my desire to streamline the process as we go forward.

Thank you for reaching out to me. I look forward to working together in my next term as we continue to make Hoboken an even better place to live and raise a family.
